“I thought you might like this story. Yesterday I got a phone call from a woman who wanted me to come look at her house and tell her what I thought it might bring if she listed it. She thinks she wants to sell it but isn't sure. I asked her how she found out about me and she told me that her neighbors two doors down, clients of mine from about 8 years ago, email her my monthly PIPs and Market Tracker reports. They might be emailing them to everyone in the area, for all I know. I thought that was awesome and a great reflection on the power of this technology. I had no idea that these clients were doing this. I rarely see them or talk to them, except occasionally on Facebook, and these monthly emails are my primary source of communication with them. The lady mentioned that she really liked the agent who had helped her buy the house, but that my ‘presentation of information’ and ‘analytical assessment of the market’ were very impressive! I may not get the listing, but at least it’s a foot in the door that I wouldn’t have had without our wonderful technology. What a great company!”

“Below please find a copy of an email I received today, written by a gentleman in my sphere. He has lived in Lake Oswego for many years, close to the Lake, and is a very astute investor and businessman. He actually has known my husband for many years, I’ve only met him once. He must know every ‘big’ Realtor in Lake Oswego. I respect his opinions highly. He is on my PIP. This morning he phoned me to especially express the sentiments below. I mentioned how proud/appreciative I am of my company’s ownership/management, and that you would so appreciate knowing his comments…so I asked that if he had a few moments, could he please repeat the thoughts in an email, so I could forward them to you. So here it is...‘Thank you for including me on your Property Investment Profile report mailing list. I get a lot of useless Real Estate information coming from well intentioned marketers, but your report is the best and most useful I have seen. When it arrives, I always take some time to look through it and educate myself as to our current neighborhood market. When you first contacted me, I hesitated to give you my email address because I expected another duplication of what the competition is already doing. However, your report is unique in its timeliness and format. Best of all, it is easy to navigate and does not require a direct inquiry to the Realtor to find out the information most needed. My experience is that other Realtors end up resenting the waste of time responding to looky-loos who are not going to sell or buy and their prospects would rather not have to make a direct contact in the first place. This program distinguishes you and your firm, and presents a very professional appearance in terms of your marketplace presence. “I just listed a house where I went on the listing appointment last April 2009. I didn’t get it as they wanted a woman, and I wasn’t willing to do anything about that. So another person listed it (yes, female) for $1.5 million. Yesterday, the seller called me and thanked me for keeping them in the loop, told me that from what I was sending clearly it was overpriced, and they wanted me to list it – at $1.2 million. And the best part is I didn’t have to have a sex change. If it wasn’t for PIP this wouldn’t have happened.

I scrolled down through the email to try and remember even who these wonderful people are…still not sure, just that I wrote how much I had enjoyed meeting them and that the information we had spoken of would start coming their way either that evening or the next day! “I know this will make you happy! As you know the primary source of business for me is expired listings. I called on this expired listing long time ago and the owner turned out to be a builder. He did not give me an interview for the job; as a matter of fact, he never listed that property again. However, I managed to get his email address and I put him on PIP. I followed up with him several times but was not able to actually speak with him again. I just left several messages for him. Anyways, out of the blue, he contacted me today and he wants me to list his home tomorrow. He was very impressed that I had kept him posted on the market conditions month after month and that is why he wants me to list his property. Needless to say, this man knows a lot of TOP producing agents and his house was actually listed with one of them. He chose me over all those already established relationships. It seems like 2010 is off to a great start. Thank you PIP for a 500K+ listing!!

“On Thursday, I was showing rural properties to out-of-state buyers. I have them set up for a PIP, Market Tracker and Home Finder. We were out in Dayton and were leaving a property to head to the next one in Carlton. Jim’s Blackberry went off so he looked at the email and said: ‘Oh, I have a property alert from Beth Caster – let’s see what it is.” He opened the email and it was an announcement that there was a price reduction on the property we were going to see.
The listing agent met us at the property and started out by saying the price, which was $999,999. My buyer, Jim, immediately said: ‘No, I don't think that is right. I just got a notice that the price has been reduced to $949,900.” The listing agent was flabbergasted. He acknowledged that there was a price reduction coming but he didn't think it had been entered into RMLS. He called his office to confirm and came back to us. He looked at me and said: ‘How did you do that?’ With a really big smile on my face I answered that I am affiliated with the best real estate company with the best software! My buyers are very experienced, sophisticated real estate buyers and business people. I had started working with them when I was still affiliated with another company and they are firmly bound to me not only with a Buyer Broker agreement but with loyalty and trust. When we got back in my car, Jim turned to me and said ‘Boy, am I glad you are our REALTOR!
